Six things that decide what your project costs
Two houses on the same street can land at opposite ends of a range. These are the reasons, and they are what the assessment measures.
Size and clearance
Encapsulation is priced largely on the square footage of floor and wall the liner covers. A low crawlspace takes longer to work in, so the same area costs more when the crew is working on its back.
Water
A crawlspace or basement that takes on water needs drainage and a sump before anything is sealed, and that can be one of the larger lines on an estimate.
Damage that comes first
Rotted posts, sagging girders and damaged joists are repaired before a crawlspace is closed up, and each repair is its own line.
Equipment
A dehumidifier sized to the space, a sump pump and its discharge line each add to the price, and so does running power to them.
How many supports, and how deep
Piers and braces are priced per unit, so the count decides most of a foundation bill. Piers go down to load-bearing strata, and on karst ground that depth changes across a single lot.
Access and finishes
Finished basements, decks, AC units and tight access slow the work. Exterior waterproofing means digging to the footing and putting the yard back afterward.

How much does a crawlspace vapor barrier cost compared with full encapsulation?
A vapor barrier on its own usually costs $1,500 to $3,000 installed, against $5,000 to $15,000 for a full encapsulation system. The difference is everything else: the liner sealed up the walls, vents and penetrations closed, groundwater handled and the humidity controlled. A liner alone does nothing about the humid air a vented crawlspace keeps pulling in.
How much does a crawlspace dehumidifier cost?
Usually $1,300 to $2,000 installed, according to national cost guides, and more for the larger commercial units big crawlspaces need. It should be sized to the volume of the space and drain on its own, so nobody has to empty a bucket.
What should a written estimate for crawlspace or foundation work include?
Each part of the job on its own line: drainage, the liner and how far up the walls it goes, vent and penetration sealing, the dehumidifier, and any structural repairs with their counts. For foundation work, the number of piers or braces and where they go. If an estimate is one lump sum, ask what is in it, because that is usually where two prices differ.
What does it cost to keep a crawlspace system working?
Mostly the dehumidifier’s electricity and filters, and a sump pump replaced every ten years or so. Our annual service call is $250 a year with no contract required, and it covers a service on all the equipment we installed, a fresh assessment and a new FoundationScan® report. Many homeowners prepay three to five years and hand that record to the buyer when they sell.
