Transfer weight of the home from insufficient soil to load-bearing strata
When a footing was placed on soil that can’t carry the load — fill, soft clay, or ground that shrinks and swells with our wet-dry cycles — the foundation follows the soil down. No amount of patching the crack above it changes that, because the crack is the symptom of a bearing problem several feet below.
Piers bypass the weak layer entirely. Each one is driven down to competent strata, then the weight of that section of the home is transferred onto the pier. Once the load is carried by something that doesn’t move seasonally, the settlement stops — and in most cases the section can be lifted back toward its original elevation.

Stabilize bowing, tipping, or shearing walls
A basement wall is a retaining wall with a house on top of it. When the soil outside stays saturated, it pushes inward with far more force than the wall was designed to resist, and the wall responds in one of three ways: bowing in the middle, tipping at the top, or shearing along a mortar joint.
This is the one item on the site we’d rather look at this week than next season. A wall that is still moving is a repair that keeps getting larger — and the difference between bracing a wall and rebuilding it is usually a matter of how long it went unaddressed.

Engineered bracing takes the lateral load and holds the wall, stopping further deflection.

Down means piers. Sideways means bracing.
It’s a useful rule of thumb, and it’s also why the measurement matters. A house can be doing both at once, and a wall can look like it’s bowing when the footing under it has actually dropped. The scan separates the two before anything is priced.
