Basement water systems
Stop basement water intrusion and improve the comfort and health of the entire home.
Water that shows up after every hard rain isn’t a leak you can paint over — it’s hydrostatic pressure finding the easiest path through the wall-floor joint, block cores, or a crack. We give that water a path out at the lowest point instead of trying to hold it back at the surface.
Relieve the pressure, collect the water, move it away
An interior system intercepts groundwater at the footing — the lowest point and the place the pressure is highest — and carries it to a sealed sump that discharges well away from the house. Because the water never builds up against your slab, it never comes through the joint onto your floor.
Sealants and waterproof paints fail for the opposite reason: they try to resist pressure at the surface with nothing behind them. They can hold for a season, then the water finds the next weakest point.
Perimeter drainage at the footing
Perforated pipe bedded in washed stone, piped to the sump, concrete restored flush and clean.
Sealed sump & sized pump
Matched to your water volume, sealed lid to keep humidity and soil gas out of the room, discharge routed so water leaves the property.
Wall vapor barrier
Block and poured concrete pass moisture as vapor even when dry to the touch. A liner tied into the drain below sends it down instead of into the room.
Humidity control
Dry underfoot is not the same as dry air. Dehumidification is what makes the space usable and keeps stored belongings from mildewing.
When interior work is not a viable option
Some basements can’t be worked from the inside. A finished space you don’t want opened up, a slab with obstructions, mechanicals in the way, or a wall where the water needs to be stopped before it ever reaches the structure — those are exterior jobs.
We excavate to the footing, clean and prepare the wall, apply a waterproof membrane, and rebuild the drainage and backfill so water is carried down and away rather than held against the foundation. It’s more involved than interior work, which is exactly why it should be recommended only when it’s the right call — not as a default upsell.
- Stops water at the outside face of the wall
- Leaves finished interior space untouched
- Footing drainage and backfill corrected at the same time
- Often paired with wall bracing where the wall has moved
Water pressure and wall movement are the same problem
Saturated soil is heavier and pushes harder than dry soil. That’s why a basement with a chronic water problem often also has a wall that’s started to bow — and why bracing the wall without fixing the drainage leaves the cause in place.
When we find both, both go in the scope. You get one plan and one crew rather than two contractors pointing at each other.
See wall brace systemsDoes a wet basement lower my home’s value?
Yes. Unrepaired foundation or moisture issues can lower property value and cause problems during a home sale or inspection. A documented water system and an annual inspection record work in your favor when it’s time to sell.
