What we find under houses in Dowelltown
Dowelltown lies in the Smith Fork valley along US-70 between Smithville and Liberty, and valley ground is where water ends up. Rain coming off the surrounding hills moves down through the soil toward the creek, and the flatter land near the bottom stays wet longer than the slopes above it. Soil that sits saturated for weeks at a time loses a good part of its bearing strength, and a footing resting in it drops a little each wet season.
Most homes in and around Dowelltown are older, either in town or on farms up the side roads, and a good number of them sit on stacked stone or brick piers with no continuous footing at all. Porches and back rooms were often added in later decades and set on whatever was handy at the time. After enough wet winters those supports end up at different heights, and the house above them shows it in doors that drag, windows that stick and gaps opening at the trim.
A FoundationScan® survey measures the floor across its full footprint, so we can see whether a single pier has sunk, a whole side has gone down toward the creek, or an add-on has separated from the main house. Where a footing has lost support, piers are driven down to load-bearing strata and the load is returned slowly. Walls being pushed by wet ground get bracing with drainage behind them. A floor that feels soft with level readings points to rotted framing, and we price that repair for what it is.
Everything we do in Dowelltown- Cracks in walls or floors
- Uneven or sloping floors
- Doors or windows sticking
- Bowing or leaning basement walls
- Gaps around trim, doors, or exterior brick
- Water seepage in the crawlspace or basement
None of that is a diagnosis of your house. What your home actually needs comes from the assessment and the measured scan on your own crawlspace.
The same checklist on every Dowelltown job
Every structural support work we do in Dowelltown, TN follows the same sequence. Three different failures produce similar symptoms, so the scan comes before the product. Down means the footing moved, sideways means soil pressure, bouncy with no cracking usually means framing.
FoundationScan® elevations first
A measured topographic survey of the floor tells us where the house has moved and by how much, before anyone prices a repair.
Foundation piers
Driven down until they reach load-bearing strata, so the ground decides the depth, and set only where the scan shows the load needs picking up.
Staged stabilization
Load is transferred in stages so plaster, tile and trim upstairs are protected while the weight comes back onto the piers.
Wall brace systems
Bracing for basement and block walls that are bowing, leaning or shearing under lateral pressure from saturated soil outside.
Adjustable floor supports
Steel supports on engineered polymer base pads, set to measured elevations, with supplemental beams where a span runs too long.
Water handled at the same time
Soil pressure and settlement both start with water. Drainage, a sealed sump and grading corrections go on the same estimate where the scan calls for them.
Four steps, and you see the findings before the price
Free assessment
We go under the house, take moisture readings, elevations and measurements, and check every support. Takes as long as it takes.
Findings & written estimate
Photos and readings walked through with you, then a line-item price. Financing options if you want them.
Install
The same family crew that quoted the job does the work. Most crawlspace and waterproofing projects run 1–3 days.

Dowelltown questions we get asked
Our house is down near Smith Fork and the side toward the creek keeps dropping. Why just that side?
That side sits in ground that stays wetter. Water moves downhill toward the creek, soaks the soil under the low side, and weakens what those footings rest on. The survey shows the tilt, and piers down to firm strata stop it.
It's an old farmhouse on rock piers. Can those be fixed or is it all got to go?
Rarely all of it. Many stone piers are still carrying fine, and a few have sunk or shifted. We measure every one against the survey and replace or add support only where the numbers show the load isn't being carried.
The back room was added on years ago and there's a gap where it meets the house. Normal?
It's common. Add-ons were usually set on shallower supports than the original house and they settle at their own pace. Bringing the addition back up and giving it proper bearing usually closes that seam.
Doors stick worse after a wet winter. Is that connected to the foundation?
Very often. When the ground under a house takes on water, footings in that soil move, and door frames above them go out of square. If it tracks the weather that closely, the survey usually confirms it.
