South Carthage lies on the south bank of the Cumberland River, directly across from Carthage, with Cordell Hull Dam upstream. Much of the town is built on river-bottom ground, soil the Cumberland deposited over thousands of years of flooding. It's deep, fine and soft, and it compresses slowly under any load placed on it. We're on the south side of the river and the house has settled more than the neighbors up the hill. Why?
The ground is different. Down near the river the soil is deep and soft, laid down by the Cumberland, and it compresses under weight for a long time. Houses higher up sit on firmer ground. Piers driven past the soft layer take the house off it.
Our street flooded years ago. Could that still be affecting the foundation?
It can. Soil that got saturated and then dried back out doesn't always settle evenly, and the effects can show up years later. The survey will show whether one part of the house is still moving.
How deep do the piers go on river-bottom land?

That's outside what we can control, but we can make the structure less vulnerable. Getting the house onto piers means it no longer depends on soil that softens when it's soaked, and drainage around it helps water leave faster.
