Chattanooga is built across ridges and valleys with the Tennessee River running through the middle of it, and where a house sits on that landscape decides most of what its crawlspace does. On the valley floors the water table stays close and heavy soil holds what falls on it. We're on the side of the ridge and water comes at the back wall every storm. Can that be stopped?
It can be intercepted. On a slope the water is moving through the ground toward you with some pressure behind it, so interior drainage goes on the uphill wall and the sealed sump takes it out. The discharge runs downhill and far enough away that gravity does not deliver it straight back.
Our split level has a basement at one end and a crawlspace at the other. Do both get done?
They get assessed together, because the two spaces share air through whatever connects them. The liner work happens in the crawlspace section, drainage goes wherever the water arrives, and the dehumidification is sized to the combined volume so one space is not conditioning the other.

Clearance affects how the work is staged more than what it costs per square foot. A long low space takes longer to move materials through, and we account for that in the estimate. What actually drives the price is the drainage, the liner area and the size of the dehumidification.
We've got termite tubes on a couple of the piers. Does encapsulation cover that?
Encapsulation removes the conditions termites like, which is damp wood and damp ground. It is not a treatment, so anything active needs a pest professional, and we tell you at the assessment if we see signs. Damaged framing gets repaired before the space is sealed.
