Our lake house has a wall of dirt on the uphill side of the crawlspace. Is that the wet wall?
Nearly always. A retaining wall holding back saturated soil is where water arrives and where pressure builds, so the drainage work concentrates on that side. The liner then runs across the whole space including up that wall, so the seal is continuous.
We only use the place in summer. Does it need a dehumidifier running year round?
It should stay on. Summer is when the humidity is highest here anyway, and a house left closed up with no air conditioning holds moisture. The unit is hard-plumbed and works whether or not anyone is there, which is the point on a property that sits empty.
Is the smell in our house definitely coming from underneath?
The moisture readings will tell you. A damp crawlspace is the most common source of that particular smell, because air moves upward through a house and carries what is under the floor into the rooms above. If the readings come back low, we say so and look elsewhere.
