What we find under houses in Winchester
Winchester sits between Tims Ford Lake and the rise of the plateau, and Franklin County houses divide fairly cleanly between those two influences. Out on the flatter ground the heavy soils hold water and move through the season, and footings on them go up and down until one year they stay down. Closer to the escarpment the lots are shaped, and cut and fill construction puts one half of a house on undisturbed ground and the other half on material that is still compressing.
Around the lake the shaping is more aggressive again, and a house stepping down toward the water usually has a tall wall holding earth back on the high side. Our lake place has a tall wall on the uphill side and it's bowing. What's pushing it?
Saturated backfill. Water collects in the soil behind a retaining wall and pushes sideways with a great deal of force, and block bows inward at its weakest point. Bracing holds the wall, and drainage takes the pressure off it, so the two go together.
The floor slopes toward the water in our house. Is that how it was built?
Occasionally, though a consistent tilt toward the downhill side is usually the house settling into the filled half of a cut and fill lot. The survey distinguishes the two, since a built-in slope has a different shape from a settled one.
