How much does structural repair cost in Middle Tennessee?
It depends on which of the three systems the house needs. Can one house need piers, bracing and floor supports?
It can. A settled corner needs piers, a basement wall pushed in by wet soil needs bracing, and a soft floor over sound footings needs framing support. They are three different repairs for three kinds of movement, and the measured scan is how we tell them apart.
Why do Middle Tennessee houses settle?
Much of the region sits on limestone and karst with clay soil above it. The clay swells when it’s wet and shrinks when it dries, and water moving through fractured rock can soften the ground under one corner and leave the rest alone. Add older homes on wood posts and long spans, and you get the soft, sloping floors we’re called about most.

Is a sloping floor always a foundation problem?
