What we find under houses in Knoxville
Knoxville is built across long parallel ridges of hard rock with valleys of shale and limestone between them, and a house sits somewhere on that pattern. In the valleys the soils are deeper and hold water, and footings settle into them slowly. On the ridge flanks the soil is thinner and the real issue is water moving downhill through the ground, arriving at foundations with pressure behind it. Where limestone lies under a valley, solution features add the possibility of soil moving down into the rock.
The building stock spans a century. The early twentieth century neighbourhoods carry masonry and frame homes on shallow footings, and their walls report movement clearly through stair-step cracking in the mortar joints. Post-war ranch neighbourhoods sit lower and wider, so a settled corner reads through the floor before it reaches the walls. Newer subdivisions out toward the county lines sit on graded pads where fill compresses on its own timetable.

Our old house has stair-step cracks in the mortar on one side. How serious is that?
It means that section of footing has lost support, and how serious depends on how far it has gone and whether it is still moving. Masonry reports this clearly, which is helpful. The floor survey tells us the size of the movement and whether it is active.
We're in a subdivision on the county line and the house is twelve years old. Can it be settling already?
Yes. Newer neighbourhoods around Knox County sit on graded pads, and fill compresses under load for years after a house goes on it. Age says very little; what matters is what the house is sitting on.
Does having a basement change what the repair looks like?
It adds the lateral side. A basement wall in ridge and valley ground can be pushed inward by water in the soil behind it, which is bracing plus drainage. Piers handle the vertical half. Plenty of Knoxville houses need only one of the two, and some need both.
