What we find under houses in Knoxville
Knox County is ridge and valley country, with long parallel ridges of resistant rock and soft valleys of shale and limestone between them. Houses on a valley floor sit on soil that holds water and above rock that carries it, and houses on a ridge flank get water moving through the ground from the high side. That is why crawlspace problems here cluster by street and by slope, and why two houses a quarter mile apart can need completely different work.
The older Knoxville neighbourhoods, the ones with the early twentieth century frame houses on generous lots, sit on open crawlspaces with bare soil, brick or stone piers and joists spanning further than modern framing allows. Our nineteen twenties house has original floors we don't want touched. Does this affect them?
The work happens underneath, so the finished floors upstairs stay where they are. If structural repairs are needed we stage them slowly for exactly that reason, because old boards and plaster need time to travel with a floor. Nothing about the liner or the dehumidification touches the finishes.
There's a dirt smell in the front rooms and nothing in the back. Why the difference?
Air moves upward through a house, and where it enters is decided by the leaks in the floor above and the layout of the crawlspace. A section of crawlspace with more exposed ground, or more air moving through it, feeds the rooms directly over it. The readings tell us which part of the space is the source.
How do you get materials into a crawlspace with an eighteen inch hatch?
In pieces, which is normal for this work. Liner comes in rolled, drainage comes in sections, and the dehumidifier is chosen partly for what will fit through the access. If the hatch genuinely will not allow the equipment, we say so at the assessment and discuss options.
Is this something a home inspector would flag on a sale?
An open crawlspace with damp ground, mould on the joists or standing water is one of the most commonly written up items. A documented encapsulation with a FoundationScan® report is straightforward to hand to a buyer, and it takes the negotiation off the table.
