Oak Ridge went up quickly in the nineteen forties on ridge and valley ground in Anderson County, and a great deal of that original housing is still lived in. Those houses were built to a schedule, on shallow crawlspaces cut into sloping lots, with clearance that is tight in the best of them. Eighty years later the soil under them has never been covered, the vents have been open the whole time, and the framing has taken on and given back moisture through every one of those summers.
The ridges around town send water downhill through the soil, so a house partway up a slope can have a crawlspace that is wet at the uphill wall and perfectly dry at the downhill one. That split is the thing people miss when they lay plastic over the middle of a space and wonder why nothing changed. Newer building on the flatter parts of the valley has better clearance and better framing, and there the problem is generally humidity in the air with dry ground underneath it.
For an Oak Ridge house the uphill side gets solved first. Interior drainage runs where the water arrives, a sealed sump moves what it collects, and the discharge is routed downhill and clear of the footing. The reinforced liner then covers the graded soil and runs up the walls, sealed at the seams and terminated around each pier and penetration. Ours is one of the original wartime houses. Is the crawlspace even big enough to work in?
Usually, though it is tight and the low end on a sloped lot can be very tight. We crawl the whole space at the assessment and tell you plainly if any part cannot be reached properly. Plenty of the original Oak Ridge housing has been sealed successfully.
The uphill end under our house is damp and the downhill end is dusty. Is that normal here?
It is the standard pattern on a ridge flank. Water travels through the soil from the high side and arrives at the uphill wall, so that end stays wet while the far end never sees any. Drainage goes where the water is, and the liner covers the whole space so the dry end stops feeding humidity as well.
These houses are eighty years old. Is the framing likely to be shot?
Some of it has usually lost wood at the bearing points, and a lot of it is still sound. Probing the posts and joist ends at the assessment tells us which is which, and we photograph it so you can see for yourself. Anything structural is repaired before the space is sealed.
Does the work have to be permitted in Oak Ridge?
Where a permit applies to any part of the work, that is handled as part of the job. Most encapsulation work is straightforward in that respect, and any electrical for the dehumidifier is done properly and listed on the estimate.
Would sealing it help with how cold the floors get in winter?
Almost certainly. An open crawlspace in winter is outside air sitting directly under your floor, and on these houses the floor is not heavily insulated. A sealed space holds a steadier temperature and the floor stops losing heat into it.
