Monterey sits right at the top of the escarpment in eastern Putnam County, on the line where the plateau drops away toward Cookeville. Ground at an edge like that drains hard in one direction, and houses catch what is moving downhill toward them. FAQ

We get fog sitting on the ridge for days. Does that get under the house?

It does, through the vents, and it is one reason Monterey crawlspaces stay damper than places twenty minutes downhill. Air that saturated meets framing that is cooler than it is, and the moisture comes out on the wood. Closing the vents is what breaks that cycle.

Our house is up on the high side and the crawlspace is still wet at the back wall. Why the back?

Because the ground behind that wall is uphill of you. Water moving down the slope arrives at the first thing in its way, and on the escarpment edge that is often a foundation wall. Drainage goes on the wall the water uses, and the discharge is placed so gravity does not return it.

How old is too old for this to be worth doing?

Age is rarely the deciding factor. What matters is how much sound framing is left, and we tell you that from probing the wood at the assessment. Some of the best results we get are on houses over a century old, because stopping the wetting cycle is what preserves what is left.

Do we need to be home while the work is going on?

It helps to be there at the assessment so we can walk you through the photographs, and after that it is up to you. Most of the work happens under the house. We will tell you in advance about anything that needs access inside.
