Why are my floors sagging or uneven? This is often caused by weakened floor joists, rotted support beams, or foundation settlement beneath the home. A floor that moves under your feet is telling you the support below it is no longer carrying the load it was built to carry.

What causes it

Three different problems that feel identical underfoot

A soft spot in the kitchen and a sloping hallway can come from completely different failures, and the wrong repair on the wrong cause doesn't hold. That's why the inspection matters more than the product.

In older Middle Tennessee homes we most often find original wood posts sitting directly on dirt, girders that were never sized for today's loads, and joist ends that have been damp for years.

Weakened floor joists

Long spans, undersized lumber, notched or drilled framing, or joists that have simply been carrying too much for too long.

Rotted support beams

Girders and posts that have been in contact with damp soil and lost strength permanently. Rot doesn't reverse — it gets replaced.

Foundation settlement beneath the home

We take the guess work out of structural settlement and movement with our FoundationScan technology. A full report with topo heat map is generated on site, allowing us to determine exactly where foundation and structural systems need support.

For floors, that means we know how far each area has dropped and in which direction before we set a single post — so the supports go where the load actually needs to be picked up, and the lift can be planned instead of guessed.

How we repair it

Put the load back on solid ground, then lift slowly

Can sagging floors be repaired without replacing them? Yes — in most cases we stabilize and lift the existing framing rather than tearing out floors. A controlled lift over days protects the finishes upstairs; a fast jack cracks drywall and tile.

Adjustable steel supports

Set on new poured footings sized for the load — not on dirt, not on stacked block. Adjustable means the floor can be fine-tuned later if it needs it.

Supplemental beams

Where a span is simply too long, a new girder shortens it and spreads the load across more support points.

Joist & beam repair

Rotted joist ends, band boards and sill plates get sistered or replaced. Damaged wood comes out rather than getting propped up.

Controlled lift

Brought back toward level in stages, checked against the scan, so the structure adjusts without cracking finishes.

Why moisture comes with it

Fixing the wood without fixing the water resets the clock

Rot is a moisture problem that showed up as a structural problem. If we replace framing in a crawlspace that stays damp, the new wood starts down the same road as the old wood. That's why floor support and encapsulation usually appear on the same estimate — the repair holds the house up, the encapsulation keeps it that way.

Our service doesn't end with installation and final payment. We're here for the long haul. We'll return each year to run an annual service on all equipment installed in your home. An annual FoundationScan is also included, so changes are caught before more damage can occur. No long term contract required.

On a floor repair that matters: the yearly scan tells us whether the floor is holding exactly where we left it, and the supports are adjustable if it isn't.
