What we find under houses in South Carthage
South Carthage lies on the south bank of the Cumberland River, directly across from Carthage, and a good part of it is built on river bottom. That alluvial ground is layered silt and sand laid down by the river over thousands of years, and it behaves differently from the clay over limestone found up on the hills. It holds water close to the surface, it compresses under a concentrated load, and in the low spots it can take on floodwater when the river is high.
Houses on that ground show it in the supports. A post or pier resting on a small pad in soft silt pushes down a little further each wet season, so a girder sags at the supports themselves as well as between them. Where water has come into a crawlspace, even briefly, the framing near the ground takes it on, and the rot that follows moves up posts and into the ends of the joists. We're on the low side of South Carthage and the river came up under the house once. What should we check?
The posts and joist ends nearest the ground first, since that's where floodwater soaks in. Wood that got wet can look fine and still lose strength. We probe it, photograph it, and note any support that has shifted in the soft ground.
Why does our floor sag right at the posts too?
On soft river ground the pads under the posts can push down over time. Then the girder drops at the support itself. That's why we size new base pads to spread the load over more ground.
Is river bottom ground worse for floors than the hills around Carthage?
It behaves differently. Silt and sand hold water and compress under a concentrated load, while hill ground is clay over limestone. Neither is bad by itself, but the supports need to suit the ground they're on.
