What we find under houses in Chattanooga

Chattanooga houses on the ridges and slopes are frequently split level, with a basement under one part and a crawlspace under another, and the framing has to negotiate the change in level between them. Those transition points are where load concentrates, and where we most often find a post or a beam pocket that has been quietly failing. On the valley floors the older neighbourhoods bring more conventional framing over damp ground.

Hamilton County has a wide range of building ages, so what is under a floor varies enormously from street to street. Early twentieth century homes near the river have long joist spans and posts standing on soil. Post-war ranch houses have low, wide crawlspaces where clearance is tight and ductwork runs through the middle. Newer construction is engineered and sized correctly, and there the calls are usually about spans that were designed long with a mid-span support that was never set.

We survey the floor across every level of the house so the picture is complete. Adjustable steel supports on engineered base pads go where the elevations show support has been lost, supplemental girders shorten spans that run too far, and joists with rot at the bearing points get sistered with sound lumber. Where a wet crawlspace or a basement taking water caused the damage, that work goes onto the same report.

Everything we do in Chattanooga
Signs a floor has lost its support
  • A soft spot underfoot in the kitchen or a hallway
  • Dishes rattling in a cabinet when someone walks past
  • A floor that slopes enough for a ball to roll on its own
  • Gaps opening between the floor and the baseboard
  • Tile grout cracking in a line across a room
  • Interior doors that will not latch the way they used to

None of that is a diagnosis of your house. What your home actually needs comes from the assessment and the measured scan on your own crawlspace.

What's included

The same checklist on every Chattanooga job

Every floor support work we do in Chattanooga, TN follows the same sequence. A soft spot in the kitchen and a sloping hallway can come from completely different failures, and the wrong repair on the wrong cause does not hold. The assessment matters more than the product.

  1. Elevations measured first

The FoundationScan® topo report shows where the floor sits now, so the repair has a measured target elevation to work to.

  2. Adjustable steel supports

Set on engineered polymer base pads sized for the load. Adjustable means the floor can be fine-tuned later if it needs it.

  3. Supplemental beams

Where a span is simply too long, a new girder shortens it and spreads the load across more support points.

  4. Joist & beam repair

Rotted or overloaded joists and beams get sistered with new lumber, so the load has sound wood to carry it.

  5. Rot cause addressed

New framing in a damp crawlspace starts down the same road as the old framing, so the moisture source is dealt with in the same visit.

  6. Guaranteed stabilization

Stabilized at the measured elevation and checked against the scan. Stay on the annual service call and we guarantee it holds.

How floor support systems works in detail
How the job runs

Four steps, and you see the findings before the price

  1. Free assessment

We go under the house, take moisture readings, elevations and measurements, and check every support. Takes as long as it takes.

  2. Findings & written estimate

Photos and readings walked through with you, then a line-item price. Financing options if you want them.

  3. Install

The same family crew that quoted the job does the work. Most crawlspace and waterproofing projects run 1–3 days.

  4. Annual service call

$250 a year covers a service on the equipment we installed and a fresh FoundationScan® report, so changes are caught early. No contract required.

FAQ

Chattanooga questions we get asked

Our split level has a soft spot right where the floor changes height. Why there?

Because that transition is where load concentrates, and it is where two parts of the framing meet. On Hamilton County split levels it is the most common place we find a failed beam pocket or a post that has been carrying more than its share.

The ranch house we bought has a long low crawlspace and a springy hallway. Related?

Usually. Post-war ranch framing runs long spans with a single support line down the middle, and where a post on that line has softened or was never properly set the hallway above it flexes. It is a straightforward repair once we can see it.

Can floor supports be installed if the crawlspace floods on the uphill side?

They can, and the water needs handling as part of the same job. New framing in a space that still takes water has a limited life, so drainage goes on the estimate alongside the support work.

How do you decide where a new girder goes?

By the span and the load. Where a joist run goes further than it should, a supplemental girder placed to cut that span roughly in half takes the movement out and spreads the load across more support points. The scan and the framing measurements set the position.

Is Chattanooga a normal service area for you?
