What we find under houses in Carthage
Carthage sits at the meeting of the Caney Fork and the Cumberland, and the ground on the bottom land is deep, soft alluvial soil. Soil like that compresses under load over long periods, so settlement here tends to be slow and steady, spread over many years. A house can go decades looking fine and then start showing a crack that opens a little more each year, usually at a corner or over a window where the wall is weakest.
Up on the bluffs the picture changes completely. There the rock is closer to the surface and the soil above it is thinner, so a footing may bear partly on rock and partly on clay. That is one of the hardest conditions to live with, because one end of a wall is on something that does not move and the other end is on something that does. Carthage questions we get asked
Our house is on the bottom land and one end has dropped over the years. Can it be brought back?
Some of it usually can. Deep river soil compresses slowly, so the settlement here is broad and gradual, and how much of it we can recover depends on what the finishes upstairs will tolerate. The scan gives the numbers, and the recovery is staged so plaster and tile come along with the floor.
There's stair-step cracking through the brick on the river side of our house. What does that mean?
It means the footing under that section has lost support and the wall is opening along its weakest line through the mortar joints. Which section and how far it has gone are what the floor survey shows. Brick tends to report this clearly, which is helpful.
Half our house is on rock and half is on dirt. Is that as bad as it sounds?
It is one of the harder conditions to live with, and it is common on the bluffs around Carthage. One end of a wall is on something that does not move and the other end is on something that does, so the wall has to bridge a difference it was never designed for. The repair goes on the moving side.
Can foundation work be done on a house we're still living in?

If we do the piers, does that stop the crawlspace being wet?
