Carthage sits where the Caney Fork meets the Cumberland, and that geography sets the terms for every crawlspace in Smith County. Houses on the bottom land and the old terraces sit close to a water table that rises with the river, so the soil under them holds moisture for weeks after the weather has moved on. Up on the bluffs above town the water table stops being the issue and fractured limestone takes over, sending water through the rock and out into one crawlspace on a street while the others stay dry.
Much of the older housing near the square and along the river streets predates any thought of sealing a crawlspace. Carthage questions we get asked
When the river comes up, water comes in under our house. Can anything be done about that?
Yes, though the plan depends on how it arrives. Interior drainage and a sealed sump can handle water that comes in at the wall and floor joint and move it back out. What we cannot do is stop a river, so the assessment is honest about which part of your situation is manageable and which part is weather.
There's water beading on the underside of our floor boards in August. Where's that from?
That is condensation. Warm river valley air comes in through the vents, meets framing that is cooler than the air, and the moisture in it comes out onto the wood. It is the same thing a cold glass does on a summer porch, and it is one of the clearest signs a crawlspace needs sealing.
Our crawlspace is so low you can barely get in there. Can you still do the work?
Usually yes. Low clearance is common in the older houses near the square and around the river, and it is part of the job here. We will tell you at the assessment if any part of the space is genuinely unreachable, so nothing on the estimate is a surprise.
Does a sealed crawlspace need power run to it for the dehumidifier?
It needs a dedicated circuit, yes. We size the unit to the volume of your space and hard-plumb the condensate line so there is no reservoir to empty. If the electrical work is part of the job, it is listed on the estimate with everything else.
How soon after the work would we notice a difference in the house?
The humidity under the floor drops within a day or two of the dehumidifier running. The smell in the house usually takes a little longer to clear, because it is soaked into soft furnishings as well as the air. Most people say it is noticeably different inside the first week.
