Because that is the side the hillside is delivering water to. On steep Jackson County ground the water travels through the soil downhill and arrives at whatever foundation wall is in the way. That is why we plan the drainage around the wall the water uses, and why a liner alone would leave the problem in place.
The posts under our house look like they're sitting on flat rocks. Is that a problem?
It was normal practice when a lot of these houses were built, and it works until the ground under the stone shifts or the bottom of the post goes soft. We check every support at the assessment and photograph the ones that have lost wood. Anything structural gets repaired before the space is sealed.
Would it be cheaper to just put in more vents and a fan?
That approach moves more outside air through the space, and in an Upper Cumberland summer that outside air is the source of the moisture. More airflow through a vented crawlspace usually makes the humidity worse. Sealing the space and controlling the humidity inside it is what changes the reading.
There's an old dirt floor cellar under part of our house. Does that get sealed too?
It should. Any uncovered ground connected to the space under your floor keeps feeding moisture into it, so leaving one section open undoes a good part of the work. We look at the whole underfloor area at the assessment and price it as one system.
