Historic Franklin is masonry, and masonry tells you exactly what a foundation is doing. Brick and stone walls over a century old sit on shallow footings poured well before anyone talked about bearing capacity, and when one part of that footing gives up the wall opens along its weakest line in a stair-step through the mortar. Our historic house has moved over a century. How much can you safely put back?

Less than the full amount, usually, and we say so up front. Plaster, masonry and original trim have taken their shape over a very long time, and pushing a floor back too fast damages them. We recover what the house will take, in stages, working against the scan.

There's stair-step cracking in brick that's been there since we bought the place. Still a problem?

Maybe not. Plenty of Franklin masonry moved decades ago and has been stable ever since. The floor survey and the condition of the crack together tell you whether it is historic or active, and if it is historic we say so.

Our subdivision house has a gap opening between the brick and the window frame. What is that?
