What we find under houses in Franklin
Franklin sits on the Harpeth River in the Nashville Basin, and the town is really two building eras sharing one map. The historic streets carry brick and frame homes well over a century old, sitting on shallow crawlspaces with bare soil, hand-laid piers and framing that has been damp and dry a hundred times over. Those spaces are usually tight to work in and full of decades of accumulated repairs, and the ground under them has never been covered.
The other Franklin is the subdivision growth spreading out from the old core, built on graded pads over basin clay and shallow limestone. There the crawlspace tends to be better framed and better proportioned, and the moisture arrives as surface water directed by a grading plan that was drawn for the street. Both versions end up with the same symptom upstairs, which is air that feels heavy and a smell that arrives with the humidity every year.
We plan the two differently. In an older Franklin house the priority is getting a proper liner detailed around irregular piers and stone footings without disturbing anything that is carrying load. In a newer one it is usually drainage at the wall the water arrives at, and a discharge line taken far enough away from the footing. After that the sequence is the same: sealed seams, terminated piers, vents and penetrations closed, and a dehumidifier sized to the volume of the space.

Our house dates to the eighteen hundreds. Will sealing the crawlspace hurt the old framing?
Sealing is what protects it. Old framing gets damaged by repeated wetting and drying, and stopping that cycle is the single best thing you can do for it. We do check the structure carefully first, because some historic houses have carried a lot of moisture for a long time.
There are stone piers under our place. Can a liner be sealed to those?
Yes. Irregular stone and brick piers take longer to detail than modern block, and the liner is cut, wrapped and terminated around each one so the seal is continuous. It is slower work and we account for that in the estimate.
Our subdivision house is only twelve years old and it still smells musty downstairs. Why?
Newer houses are tighter upstairs, so moisture coming from below has fewer ways out and concentrates in the living space. Under the floor there is usually a graded pad, loose builder poly and open vents doing exactly what vents do in a Williamson County July.
Do you take on historic properties, or is that a specialist job?
We do them, and what changes is the pace and the care taken, with the same system underneath. Everything structural is staged slowly to protect plaster, and the liner detail around original masonry takes longer. All of it is written into the estimate before anything starts.
Is there a way to see the moisture numbers before and after?
Yes. We take readings at the assessment and again after the system is running, and every job comes with a FoundationScan® report. If you stay on the annual service call, that gets re-run each year.
