Structural Support in Manchester

What we find under houses in Manchester

The heavy clay of the Highland Rim is the most active ground we work on. It takes on water through the wet season and expands, then gives it up through late summer and contracts, and a footing bearing on it moves with it. Most Manchester houses ride that cycle for decades without complaint. The ones that end up calling us are the ones where the movement stopped being reversible, usually after a particularly dry summer or a particularly wet spring.

The way it presents depends on the house. Brick and block homes near the older parts of town show stair-step cracking through the mortar and gaps opening where the brick meets the trim. Frame houses give it away through binding doors and a floor with a slope in it. Where a house has a basement, the same wet clay presses sideways on the wall, and a horizontal crack across the middle of that wall is a different failure with a different fix.

We measure first because clay movement is easy to misread. A FoundationScan® across the floor gives the elevations, and comparing that against the crack pattern in the walls tells us which direction the house has actually gone. Piers are driven through the active clay until they reach load-bearing strata, which is the whole point of a pier in ground like this, and the load transfers in stages. Bracing and drainage handle walls under pressure. Nothing goes on the estimate that the survey does not support.

Everything we do in Manchester
Signs a house has lost support
  • Cracks in walls or floors
  • Uneven or sloping floors
  • Doors or windows sticking
  • Bowing or leaning basement walls
  • Gaps around trim, doors, or exterior brick
  • Water seepage in the crawlspace or basement

None of that is a diagnosis of your house. What your home actually needs comes from the assessment and the measured scan on your own crawlspace.

What's included

The same checklist on every Manchester job

Every structural support work we do in Manchester, TN follows the same sequence. Three different failures produce similar symptoms, so the scan comes before the product. Down means the footing moved, sideways means soil pressure, bouncy with no cracking usually means framing.

  1. FoundationScan® elevations first

A measured topographic survey of the floor tells us where the house has moved and by how much, before anyone prices a repair.

  2. Foundation piers

Driven down until they reach load-bearing strata, so the ground decides the depth, and set only where the scan shows the load needs picking up.

  3. Staged stabilization

Load is transferred in stages so plaster, tile and trim upstairs are protected while the weight comes back onto the piers.

  4. Wall brace systems

Bracing for basement and block walls that are bowing, leaning or shearing under lateral pressure from saturated soil outside.

  5. Adjustable floor supports

Steel supports on engineered polymer base pads, set to measured elevations, with supplemental beams where a span runs too long.

  6. Water handled at the same time

Soil pressure and settlement both start with water. Drainage, a sealed sump and grading corrections go on the same estimate where the scan calls for them.

How structural support works in detail
How the job runs

Four steps, and you see the findings before the price

  1. Free assessment

We go under the house, take moisture readings, elevations and measurements, and check every support. Takes as long as it takes.

  2. Findings & written estimate

Photos and readings walked through with you, then a line-item price. Financing options if you want them.

  3. Install

The same family crew that quoted the job does the work. Most crawlspace and waterproofing projects run 1–3 days.

  4. Annual service call

$250 a year covers a service on the equipment we installed and a fresh FoundationScan® report, so changes are caught early. No contract required.

FAQ

Manchester questions we get asked

Our brick has gaps opening where it meets the window trim. Is that the clay?

It usually is around here. Coffee County clay swells and shrinks through the year, and brick veneer shows the movement at its weak points, which are the openings. The floor survey tells us whether the house has actually settled or whether the veneer is moving on a stable structure.

How do piers help if the problem is the clay moving?

Because piers take the load off the clay. They go down through the active layer until they reach ground that does not move with the season, so the house stops riding the annual cycle. That is precisely the job a pier does in soil like this.

There's a basement under part of our house and the wall is leaning. Same repair?

Different one. A leaning wall is lateral movement caused by wet soil pushing on it, and it takes bracing plus drainage. Piers deal with vertical movement under a footing. We check both at the assessment because Manchester houses often have each in different parts.

Would you be able to tell us it's nothing if it is nothing?

Yes, and we do regularly. If the floor comes back level and the cracks are stable, that is what the report says and there is nothing to pay. The assessment exists to answer the question either way.

Does foundation trouble hurt what the house is worth?

Yes. Unrepaired foundation or moisture issues can lower property value and cause problems during a sale or assessment. Documented repair work with a scan report behind it is much easier to hand a buyer than an unexplained crack.
