Cracks show up in the wet part of the year and settle down in the summer. Is that normal?

It is common on the valley floor here. Soil that stays saturated for months carries less weight, so a footing on it settles further through the wet season and partly recovers as things dry. What matters is whether the recovery gets smaller each year, and the scan shows that.

Our house is near the ridge and the uphill wall is the one cracking. Why that wall?

Because that is the wall taking water and pressure from the higher ground behind it. A horizontal crack across the middle is lateral movement, and it is a different repair from a footing that has dropped. We read both at the assessment.

What is involved in getting a pier in on a tight lot?

We plan access at the assessment, and on a tight lot that planning is part of what makes the estimate realistic. Pier work needs an excavation at each location, and where that cannot be reached from outside we look at doing it from the crawlspace.

How long does the load transfer take once the piers are in?
