Our yard drains fine but the crawlspace is damp. How does that work?
Warren County soil holds moisture well below the surface even when the top looks dry, and the ground under a house is never rained on or dried by sun. It sits at whatever the soil moisture is, and it gives that up into the air under your floor all year. A surface that drains tells you very little about what is happening two feet down.
There's a musty smell that comes up through the floor vents. Is the ductwork the problem?
